Planning
The best time to renovate is while the property is vacant. If your property is tenanted then wait for the tenant to give notice. Once your tenant has given notice the process begins. Call us for a measure and quote but most importantly book in the renovation to avoid delays.
The Budget
Budgeting starts from our first consultation which is generally at the property. This is when we discuss your budget and run through the options. Setting a budget for an investment property is completely different to renovating your own home. The budget needs to consider many factors;
- Long term and short term plan
- Renovation for sale or rental
- Target market – Professional v Low income earner occupier
- Change of Future use - Will you ever consider moving into the property?
- Over capitalisation
These returns will come in different forms; increased rent, quick sale, quick turnaround in tenants, attract better and longer term tenant. Whichever return you are after the budget needs to reflect this.
Measure and Quote
After we have set the budget, we move into concept design and estimation. Once you are happy with the design and quote, we then finalise the drawings and supply a full detailed quote. All our designs are flexible to account for the many different budgets, styles required.
Timing and Start Date
The most critical factor is timing. From the initial meeting we will provide a provisional start date as closely correlating to the vacancy date as the schedule will allow. We will aim to complete the design and quote 2 weeks out from the start date. The acceptance and sign off will be completed 1 week out from the start date. There will be a number of touch points along the process however if the process is followed prior to the start date everything will run smoothly.
The Renovation
Our reliable team of tradespeople will demolish and remove existing kitchen, bathroom and fixtures from the property and prepare it for renovation.
Our experienced, qualified and trustworthy team of tradespeople will install your new kitchen, bathroom and flooring plus paint and install all fixtures and fittings.
Our entire team has a strong commitment to customer service and satisfaction throughout the entire home renovation process.
Cleaning and Waste Management
In our full renovation package we take care of the cleaning of the property. Our professional cleaners will remove any dust and prepare the property ready for marketing.
Our waste management system takes into consideration the lack of space but also the impact on common amenities. Therefore ensuring the impact on your neighbours is kept to a minimum.
Once the home renovation has been completed the property is ready for a new tenant or for sale.
